SAN ANTONIO HOME SALES RISE 4% IN AUGUST AS PRICES HOLD STEADY

San Antonio, TX– Home sales increased across the San Antonio area in August while prices held steady, according to the latest Multiple Listing Service (MLS) report from the San Antonio Board of REALTORS® (SABOR).

A total of 3,104 homes sold, up 4% year over year. The average price was $372,989 and the median price was $299,275, both unchanged from August 2025. Inventory measured 5.87 months.

“August’s increase in sales alongside stable pricing shows continued activity in our market,” said Ed Zapata, SABOR’s 2026 Chair of the Board. “Buyers have time and choice, while sellers need to be thoughtful about pricing and positioning their homes. A REALTOR® can help consumers understand what these conditions mean for their individual goals.”

Longer Selling Timelines Give Buyers More Time

Homes averaged 82 days on the market, up 11% year over year. Active listings remained steady at 16,940, while new listings declined 5% to 4,426 and pending sales fell 8% to 2,575. Homes sold for an average of 92.8% of their original list price.

The residential rental market included 5,024 active listings, unchanged year over year, with an average monthly rent of $1,832, down 2%.

Key Market Highlights for August 2026

  • Close to Original List Price: Homes sold for an average of 92.8% of their original list price, providing room for negotiation while reinforcing the importance of competitive pricing.
  • Days on Market (DOM): Homes averaged 82 days on the market, an 11% increase year over year, giving buyers additional time to evaluate available properties.
  • Price Percentages:
    • 16.07% of sales were priced at $199,000 and below
    • 66.73% of sales were priced between $200,000 and $499,999
    • 10.47% of sales were priced between $500,000 and $749,999
    • 6.73% of sales were priced at $750,000 and above


Bexar County Market Trends

Bexar County recorded 2,068 home sales in August, up 8.8% year over year. The median price declined 3.1% to $280,999, while the average price decreased 2.6% to $336,979.

Texas Real Estate Trends

Across Texas, 27,398 homes were sold in August, representing a 4.4% year-over-year decrease. The statewide average home price increased 0.9% to $430,635, while the median home price declined 0.9% to $335,000, reflecting relatively stable pricing alongside slower statewide sales activity.
